How we work

Four steps, in the order they actually happen

Walk the house, measure the next one

We start with the new floorplan, not the old house. Key furniture is measured against the rooms it would need to fit — so the decision about the dining table is made with a tape measure, weeks before a mover is standing in the driveway with it.

Every item gets one of four answers

Keep, sell, donate, or store. We sit with you (or with your parents, at their pace) and work room by room. Each item is photographed and logged in a digital inventory, so out-of-town family can see and weigh in without flying here to argue about a hutch.

The excess earns its keep

Furniture and valuables that will not make the move are listed and sold through our resale channels — eBay and our own marketplace among them. You keep 85% of every sale; our commission is 15%. Donations are coordinated and documented for your records.

Pack, move, place

What stays is packed and labeled by destination room. We coordinate directly with your moving company — or recommend one we trust — and on the other end we can set the new home up so the first night there is a night in a home, not a warehouse.

Where we work

We are based in Charlotte and work throughout the surrounding metro. Item pickup is free within 25 miles of the city; beyond that we serve projects up to 250 miles out with a distance-based fee quoted up front. If you are helping a parent downsize from out of state, the digital inventory means you can take part in every keep-or-sell decision without being here for each one.

Our downsizing work starts at $175 for a single closet or room edit. A partial-home downsize (2–4 rooms) starts at $1,500, a whole-home downsize at $4,500, and a full concierge transition with a dedicated project manager at $10,000.
